What Is a Jodi Flat, and Should You Consider One?

A Jodi flat is two adjacent apartments sold together and combined into a single home. The word comes from the Hindi for pair. It is a distinctly Mumbai solution to a distinctly Mumbai problem: wanting a larger home without leaving the building, the neighbourhood, or the price bracket that made sense in the first place.

Why they exist at all

Land economics in Mumbai push developers toward smaller units. A tower of compact one and two bedroom homes sells faster and finances more easily than a tower of large ones. But some buyers genuinely need four bedrooms, and building a handful of large units alongside small ones complicates the structural grid.

Combining two units solves it. The structure stays repetitive, and the buyer who needs space gets it by taking two slabs of the same floor plate.

What you actually get

At Avenor Park the Jodi configurations run:

  • 1 + 1 Jodi — two bedrooms, 779.42 sq ft RERA carpet
  • 1 + 2 Jodi — three bedrooms, 942.92 sq ft RERA carpet
  • 2 + 2 Jodi — four bedrooms, 1,090.60 sq ft RERA carpet

The larger Jodis pick up things a compact plan cannot justify: a separate utility, a study or a walk-in wardrobe, and en-suite restrooms for more than one bedroom. You can see all three on the floor plans page.

The honest trade-offs

A combined plan is not the same as a plan drawn from scratch at that size. Two things follow from that, and both are worth understanding before you commit.

You may inherit two kitchens or two entry doors. How the combination is handled varies. Ask specifically what is removed, what is sealed, and what stays. A redundant kitchen point is not a defect, but it is space you are paying for.

Circulation can be longer than an equivalent purpose-built plan. Two joined rectangles produce a longer walk from one end to the other than a single well-proportioned one. For some households that is fine. For others it is the thing they notice every day.

How the carpet area is counted

Under MahaRERA the carpet area of a Jodi is the sum of the two units’ carpet areas, less any wall area removed in the combination. It is stated on the approved plan, and that stated figure is what governs — not a brochure round-up. If the two numbers disagree, the approved plan wins.

Who should consider one

Jodi flats suit multi-generational households, buyers who need a genuine home office rather than a corner of a bedroom, and anyone who wants four bedrooms in a location where four-bedroom stock barely exists. They suit less well anyone who prizes a compact, efficient plan, or who expects to resell quickly — the buyer pool for a Jodi is smaller than for a 2 BHK.
